2020 Certification Pathways: New Construction vs. Existing Buildings

Both newly constructed and existing buildings are eligible for NGBS Green certification, but they must meet different criteria depending on the path selected. The existing buildings path allows older buildings undergoing some renovation to achieve green certification, while the new construction path applies to those undergoing major renovations.

In conjuction with the release of the 2025 National Green Building Standard (NGBS), Home Innovation has developed a comprehensive, multi-module training program to prepare Verifiers for verifying the next generation of NGBS Green certified buildings. 2025 NGBS: What Architects and Project Teams Need to Know

The 2025 National Green Building Standard ICC 700 (NGBS) is nearly here, and while it raises baseline expectations in a few targeted areas, it still preserves the defining trait that made it the leading residential green certification in the first place: flexibility. No other rating system offers as many voluntary pathways or as wide a spectrum of achievable performance levels. Teams can still pursue “just above code” efficiency or push toward deep decarbonization, without being locked into a blanket standard that ignores financial, design, or construction realities.
